What Does a Smart Home Installation for a Rental Property Include?
For a landlord or short-let host the useful core is a smart thermostat the owner can control remotely, a smart lock with time-limited codes, and a hub that ties them to lighting and sensors, installed and configured so the tenant or guest never has to set anything up.
We install Nest, Hive and Tado heating controls (including on heat pumps and communal heating with HIUs), Yale and Nuki smart locks, Philips Hue and Lutron lighting, leak and noise sensors, and video doorbells, then set every device up on an owner account with the property name so it can be managed across a portfolio from one phone.
- Our electricians are NICEIC certified, so the wiring for a new thermostat, a hard-wired doorbell or additional sockets is done on the same visit.
- Every installation ends with a written handover sheet for the property and a short guide you can leave for tenants or add to a guest welcome pack.
Can a Landlord Control the Heating in a Rented Property?
A landlord can install a smart thermostat and keep owner access to it, but the tenant has the right to control the temperature in their home, so the sensible set-up is limits and schedules rather than remote overrides: a minimum temperature to prevent damp and frozen pipes, and alerts when the heating has been off for too long or the property is unusually cold.
For short lets and serviced apartments the position is different because the owner remains in control between stays, so heating can be turned down automatically at checkout and back up before the next arrival.
