On a heat network, responsibility for the HIU can sit with the network operator, the freeholder or the leaseholder, depending on the lease and the heat supply agreement.

Yes. Mainteniq services and repairs heat pumps across the Royal Borough of Greenwich, including Eltham. A visit covers filters and coils, refrigerant circuit leak checks, controls and flow temperature checks, and fault diagnosis, with refrigerant work carried out under our REFCOM F-Gas company certificate REF1024168. We do not sell or install heat pumps, so we can service equipment from any supplier.

It depends on the lease and the heat supply agreement. On some networks the operator maintains the HIUs, as SSE Energy Solutions states it does at Royal Arsenal Riverside in Woolwich under a 20-year contract, while in other blocks the freeholder or leaseholder is responsible. If the HIUs in your block are your responsibility, or you want an independent service record, we can quote for annual HIU servicing with a written, photographed report.

Mandatory HMO licensing applies across the borough. Royal Greenwich also runs an additional HMO licensing scheme borough-wide from 1 January 2024, covering smaller HMOs with three or more residents in separate households sharing a kitchen, bathroom or toilet, and a selective licensing scheme in central Woolwich and Plumstead. The council has consulted on a wider selective licensing scheme covering 18 wards, with no decision yet confirmed at the time of writing, so check the live position on the Royal Greenwich website before letting. We keep gas, electrical and PAT records current so licence applications are not delayed.

Landlords with gas appliances need an annual Gas Safety Certificate (CP12), carried out by a Gas Safe registered engineer. Private rented properties need an EICR at least every five years under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. PAT testing is advisable where appliances are supplied, and communal air conditioning may need TM44 inspections and F-Gas leak checks. We co-ordinate these under one contract.
