The City of London is a commercial district first and a residential one second, which shapes the maintenance it needs. Its office stock is almost entirely mechanically cooled and BMS-controlled, so most of the work is planned HVAC maintenance under lease and MEES obligations rather than reactive repair. Its residential stock is small but concentrated: the Barbican estate alone accounts for a large share of the City's homes and runs on a communal heating system with listed-building constraints, while newer developments on the eastern fringe use heat interface units on shared networks. Work inside listed flats has to respect the original fabric, access is coordinated through the estate office or the managing agent, and residents expect a contractor who has done it before. We service and repair the unit-level heating controls and hot water equipment, document every visit with photographs and readings, and hand the managing agent a block summary at the end of a programme.

Commercial HVAC Maintenance for Offices and Hospitality
The Square Mile is dominated by office floors, serviced offices, hotels and restaurants, almost all of them cooled by VRF or chilled water plant and fan coil units and controlled by a building management system. Planned HVAC maintenance keeps those systems within lease obligations and MEES requirements: FCU filter and coil cleaning, VRF and chiller servicing, F-Gas leak checks at the required intervals, TM44 inspections where cooling exceeds 12kW, and BMS calibration so floors run at the set point rather than fighting each other.
Barbican, Golden Lane and Residential Block Servicing
The City's residential stock is concentrated in the Barbican and Golden Lane estates, a handful of mansion blocks and the new apartments around Aldgate and the Fringe. The Barbican runs on a communal heating system with unit-level controls in most flats, and the newer blocks use HIUs on district or block heat networks. We service and repair those units per flat, coordinate access with the estate office or managing agent, and provide per-unit reports and block summaries.
Compliance for Short-Let, Serviced and Let Apartments
A large share of City flats are let to professionals on short tenancies or run as serviced apartments. Landlord obligations are the same as anywhere in England: annual Gas Safety Certificate (CP12) where there is gas, an EICR every five years, PAT testing where appliances are supplied, and F-Gas records where there is air conditioning. We coordinate all of these on one renewal schedule and keep the certificates in one file.
BMS and Controls for Managed Buildings
Most City buildings already have a BMS; the common problem is that nobody has tuned it since handover. We maintain and optimise Trend, Siemens, Honeywell and Tridium systems, integrate HIU and FCU faults into the alarm schedule so the building reports its own problems, and provide the energy and fault reporting that facilities managers and landlords need for MEES and ESG returns.
