New blocks usually carry fan coil units, MVHR ventilation, communal heating plant and building management systems, all needing scheduled servicing from handover. If your block or portfolio is in Brent, send us the address and we will tell you what a contract would cover.

New-build districts

Brent combines some of London's largest new-build districts with older privately rented stock. Wembley Park is a build-to-rent district; Alperton is a Mayor of London Housing Zone with new blocks along the Grand Union Canal.

South Kilburn

Estate regeneration aiming to create 2,400 new homes, with a district energy centre supplying new and existing buildings.

Licensing from 2026

From 2 February 2026 Brent requires every privately rented property in the borough to be licensed. We do not apply for licences on your behalf; that is a council process.

Heat networks in Brent: Wembley Park and South Kilburn

Two Brent districts, two different heat network set-ups, and different maintenance needs in each.

01 · Wembley Park network

Described as the largest in London. A 2020 trade report says Metropolitan won a 25-year concession to operate it.

02 · Wembley Park plant

Around 5,200 new homes, served from an energy centre with CHP engines and gas boilers.

03 · No in-flat HIUs

The same report notes no individual HIUs in the apartments, so work centres on in-flat controls, FCUs, MVHR, pumps and plant.

04 · South Kilburn

Council programme includes a district energy centre. Secondary pipework, plate heat exchangers, pumps, controls and metering need planned attention.

We do not operate these networks. If your block is connected to one, we can quote for the building-side plant and in-flat equipment you are responsible for, once we have seen the O&M manual and the handover documents.

Brent Property Maintenance FAQ

Yes. We service heat interface units (HIUs), fan coil units (FCUs), mechanical ventilation with heat recovery (MVHR) and communal heating plant in new-build blocks across Brent, including Wembley Park, Alperton and South Kilburn. Scope depends on what is installed: Wembley Park's heat network has been described as having no individual HIUs in the flats, so for blocks there the work centres on FCUs, MVHR, pumps and controls. Send us the O&M manual and we will confirm exactly what a contract would cover.

Since 2 February 2026 Brent Council requires every privately rented property in the borough to be licensed. Larger HMOs with five or more occupants need a mandatory licence, smaller HMOs with three or four tenants need an additional licence, and other privately rented homes need a selective licence. Single-household homes in Wembley Park are exempt according to the council. Check the council's licensing pages for your property. We do not issue licences, but we supply the Gas Safety Certificate (CP12) via Gas Safe registered engineers, EICR and PAT certificates that licence applications and inspections ask for.

A contract is built around the plant and systems in your block. It typically covers scheduled servicing of HIUs, FCUs, MVHR, boilers and air conditioning, a written and photographed report after every visit, compliance certificates such as CP12 (via Gas Safe registered engineers), EICR and PAT testing, and priority response for emergencies. We price blocks per unit, credit the survey fee against year one, and do not charge for flats where we cannot get access.

Yes. We run a 24/7 emergency line with a same-day response target, and contract clients get priority. That covers no heating, no hot water and failed air conditioning or ventilation in flats and communal areas. Gas work is carried out by Gas Safe registered engineers.
