UK landlords are legally required to hold certain compliance certificates for every rental property. The CP12 Gas Safety Certificate must be renewed annually for properties with gas appliances. The EICR (Electrical Installation Condition Report) must be renewed at least every five years for all private rental properties in England. Properties with air conditioning systems above 12kW require a TM44 energy inspection every five years. PAT testing and F-Gas compliance inspections apply in specific circumstances. CP12
Gas Safety Certificate
UK law requires landlords to obtain a Gas Safety Certificate every year for all rental properties with gas appliances. Carried out by Gas Safe registered engineers. Must be provided to existing tenants within 28 days and to new tenants before they move in.
EICR
Electrical Installation Condition Report
Mandatory for all private rental properties in England since July 2020. Inspects all fixed wiring, consumer units, and outlets. Results must be provided to tenants and the local council on request. Must be renewed sooner if the report recommends remedial action.
TM44
Air Conditioning Energy Inspection
Required under the Energy Performance of Buildings Regulations for any air conditioning system with an effective rated output above 12kW. Assesses energy efficiency and identifies improvement opportunities. First inspection due within 12 months of installation.
PAT Testing
Portable Appliance Testing
Formal testing of electrical appliances supplied with a furnished property. Landlords have a duty under the Electrical Equipment (Safety) Regulations 2016 to ensure all supplied appliances are safe. PAT testing provides documented evidence of compliance.
F-Gas Inspection
Fluorinated Gas Compliance Inspection
UK F-Gas Regulations require refrigerant leak checks on AC and refrigeration systems containing fluorinated greenhouse gases. Leak check frequency depends on system charge size — annual for most small systems, more frequent for larger commercial plant. All work must be carried out and recorded by REFCOM-certified engineers. Mainteniq holds F-Gas certification REF1024168 (Refcom/BESA Group, valid to March 2029).
