Compliance Certificates for London Landlords & Property Managers

CP12, EICR, TM44, PAT testing and F-Gas inspections — coordinated by Mainteniq, carried out by certified specialists.

UK landlords are legally required to hold certain compliance certificates for every rental property. The CP12 Gas Safety Certificate must be renewed annually for properties with gas appliances. The EICR (Electrical Installation Condition Report) must be renewed at least every five years for all private rental properties in England. Properties with air conditioning systems above 12kW require a TM44 energy inspection every five years. PAT testing and F-Gas compliance inspections apply in specific circumstances. Mainteniq coordinates all of these under a single contract across London and a 120-mile radius, handling scheduling, certification, and renewal reminders.
