Property maintenance in Hertfordshire: local context

Mainteniq takes block maintenance contracts and planned preventative maintenance (PPM) across Hertfordshire, for managing agents, RTM and RMC directors, build-to-rent operators and owners of commercial buildings.

  1. Our office is in Westminster and we cover London plus a 120-mile radius, so Watford, St Albans, Hemel Hempstead, Stevenage and Hatfield are well within reach.
  2. Newer apartment blocks typically carry heat interface units (HIUs), fan coil units, MVHR ventilation, communal heating plant and building management systems, all of which need scheduled servicing.
  1. Managing agents can see how we work on our managing agents page, and blocks on communal heating should read about our heat network maintenance and the 2026 heat network regulations guide.
  2. We also run landlord compliance certificates on one schedule. Send us the address and the O&M manual and we will tell you what a contract would cover.

Blocks across the county

Hertfordshire has 10 district and borough councils, from Watford and Three Rivers in the south-west to North Hertfordshire and East Herts. We work in all of them, from town-centre apartment blocks to commercial buildings.

Response times by contract

Our same-day response target applies in London. For Hertfordshire contracts, response times are agreed in writing in the contract, and contract clients get priority on our emergency line.

Same rules as London

England-wide landlord rules apply in Hertfordshire: an annual gas safety check by a Gas Safe registered engineer and an electrical inspection at least every 5 years.

Communal heating in Hertfordshire blocks: what changes from 2026

Many newer apartment blocks run on a communal boiler or heat network with an HIU in each flat. Ofgem now regulates heat networks in Great Britain, which raises the bar on maintenance records.

01 · Ofgem regulation

Ofgem became the heat network regulator on 27 January 2026, with rules introduced in phases.

02 · Registration deadline

Ofgem says heat network operators and suppliers must register by 26 January 2027.

03 · HIU servicing

Annual HIU servicing by SAV Advanced HIU Service Engineers: strainers, plate heat exchanger, valves, controls.

04 · Plant room records

Written, photographed reports for pumps, pressurisation units, plate heat exchangers and controls.

We do not operate heat networks or register them with Ofgem. We maintain the building-side plant and in-flat equipment that the block is responsible for, once we have seen the O&M manual and handover documents.

Hertfordshire Block Maintenance & PPM FAQ

Yes. We take block maintenance and planned maintenance contracts across Hertfordshire, including Watford, St Albans, Hemel Hempstead, Stevenage, Hatfield, Welwyn Garden City, Hertford, Bishop's Stortford, Borehamwood and Cheshunt. Our office is at 3 Monck Street, Westminster SW1P 2FA, and we cover London plus a 120-mile radius, which takes in the whole county.

A PPM contract is built around the plant and systems in your block. It typically covers scheduled servicing of heat interface units (HIUs), fan coil units (FCUs), MVHR, boilers and air conditioning, a written and photographed report after every visit, compliance certificates such as the Gas Safety Certificate (CP12) via Gas Safe registered engineers, EICR and PAT testing, and priority response for contract clients. We do not charge for flats where we cannot get access.

Yes. HIU servicing is carried out by SAV Advanced HIU Service Engineers and usually covers the strainer, plate heat exchanger, valves and controls, with a written report for each flat. Send us the O&M manual so we can confirm the HIU make and model before quoting. Heat networks have been regulated by Ofgem since 27 January 2026, and operators must register by 26 January 2027, so up-to-date service records matter.

Our same-day response target applies in London. For Hertfordshire, response times are agreed in writing in the contract, and contract clients get priority on our emergency line. Where possible we aim to attend the same day, but we will not promise a time we cannot keep.

Yes. The same England-wide rules apply in Hertfordshire as in London: an annual gas safety check by a Gas Safe registered engineer, and an electrical inspection at least every 5 years for private rentals. We arrange the Gas Safety Certificate (CP12) via Gas Safe registered engineers, the EICR to BS 7671 and PAT testing on one schedule, with renewal reminders.

We do not publish prices, because every block is different. Cost depends on the number of units, the plant installed and the services included. Petru will survey the block and give you a tailored quote, priced per unit. Get in touch with the address and, if you have it, the O&M manual.
