If your block is connected to a communal or district heat network, we service the HIU and in-flat equipment, not the network itself.

Possibly. Lambeth Council's selective licensing scheme started on 2 September 2024 in four wards (Knights Hill, Streatham Common and Vale, Streatham Hill East and Streatham St Leonard's), and phase 2 started on 1 September 2025 in 19 more wards. It applies to all wards except Vauxhall and Waterloo & South Bank, and covers privately rented homes let to a single household or up to two unrelated sharers. Check the council's scheme pages for your ward and licence conditions. We can keep your Gas Safety Certificate (CP12), EICR and PAT testing on one schedule.

Scope is tailored to the block, but typically covers communal plant servicing, FCU, HIU and MVHR servicing in individual flats, compliance scheduling (CP12 via Gas Safe registered engineers, EICR, PAT, TM44 and F-Gas where relevant), and a 24/7 emergency line with priority for contract clients. Blocks are quoted at per-unit rates, the survey is credited against year one, and there is no charge for flats where we cannot get access.

Mainteniq is not itself Gas Safe registered. All gas work, including boiler servicing and Gas Safety Certificates (CP12), is carried out by Gas Safe registered engineers. We hold a REFCOM F-Gas company certificate (REF1024168, valid to March 2029) for air conditioning and refrigerant work.

We run a 24/7 emergency line with a same-day response target, and contract clients get priority. Typical urgent jobs include no heating, no hot water, failed ventilation or air conditioning, and water leaks. Every visit ends with a written, photographed report.
