What Does BTR Maintenance in London Involve?

Build-to-rent maintenance is the planned servicing of the shared and in-flat mechanical systems that a single operator is responsible for: the communal heat or cooling network and the HIU or CIU in every apartment, the fan coil units and MVHR ventilation, the plant room and controls, and the statutory certificates that go with them.

Because a BTR operator owns the whole building, the cost of a failure is not one leaseholder's problem but a resident experience score, a void, or a rent review. That changes the economics: an annual programme that keeps every HIU delivering hot water in seconds and every FCU quiet is cheaper than the reactive call-outs, resident credits and reputational cost of letting units fail in January. Who Is Responsible for HIU Maintenance in a Block of Flats?

The heat interface unit is part of the communal heating infrastructure, so responsibility sits with the building owner, freeholder, BTR operator, managing agent or heat network operator, not the individual resident, and in practice one contractor holds a contract covering every unit in the building.

The Energy Act 2023 brings heat networks under Ofgem regulation with performance and consumer-protection expectations for operators, which makes documented, planned HIU maintenance the practical foundation for compliance. We service HIUs on an annual cycle (six-monthly for older or high-occupancy units), record readings for every unit, and provide block-level documentation the operator can produce on request. How Is Access to Apartments Arranged?

We plan the programme with your building team, issue resident notices with dates and time slots, work floor by floor, and log every apartment as completed, no access, or follow-up required, so the operator has a clear record and nobody is chased twice.

No-access units are rebooked into a sweep-up day at the end of the programme rather than left open, and where a concierge or porter holds keys we work through them. For occupied prime and short-let apartments we offer time slots outside working hours so residents are not disturbed. The same programme covers the amenity spaces, gym, lounge and plant rooms, so the whole building is done in one pass.

Can One Contractor Cover Heating, Cooling, Ventilation, Controls and Compliance?

Yes. Mainteniq is REFCOM F-Gas certified, NICEIC certified, SAV HIU certified and BMS trained, with gas work by Gas Safe registered engineers, so a single planned maintenance contract covers the systems that would otherwise need four or five specialist contractors.

That matters most on the day something fails: the engineer who arrives can diagnose whether a cold flat is the HIU, the plant, the controls or the electrics, and fix it, rather than reporting that it is someone else's contract. It also means one report format, one renewal calendar and one number for your residents' services team to call.
